Real Estate Horror Story or maybe just an Old Wives Tale

Over the years I've had buyer's want to do their final walk through on the way to closing, some want to do it the night before and then surprisingly there are a few who don't want to do one at all.

When it comes time to schedule the final walk through for my clients a story I heard along time ago from a fellow Realtor pops into my head.  

The Buyer Without a Kitchen

Upon arriving at the house he discovered the house was completely empty except for a few boxes in the garage. The buyer's agent contacted the listing agent who stated the boxes would be removed before closing.

Later that evening the seller's son picked up the remaining boxes. Since the boxes were in the garage he backed his truck in for easy loading.

Upon completion the son hopped into his truck, but instead of putting it into drive he accidentally put it in reverse and proceeded to drive right into the wall. Even though he wasn't going very fast his truck caused damage to the kitchen on the only side of the wall.

Not wanting to get into trouble with his parents he kept quite and they didn't noticed the damage to his truck.

The day of closing arrived, both parties signed all the documents and the buyer was officially the new owner of a home that needed a kitchen remodel.

After hearing this story a million questions went through my head regarding it's trueness, but the bottom line is anything can happen.

FPL (Florida Power & Light), Palm Beach County's local electric company,
 recently sent out their January Newsletter stating the cold snap we had here in South FL may impact our electric bill greatly.

Most people are under the assumption that running the AC is much more expensive, but in reality it costs approximately two to three times more to heat your home.

FPL recommends to always watch your thermostat closely. They gave the following savings estimate " for every two degrees you lower it, say from 68 degrees to 66 degrees,you can save approximately 20 percent on heating costs."

I for one will be watching those degrees a lot closer the next time I turn my heat on.

The Number 1 Reason to Buy a Home Now!

Via Lonnie Glessner (America's Mortgage LLC):

The number one reason to buy a home right now may surprise you. The number one reason to buy a home now is NOT that the first time home buyer tax credit or the repeat home buyer tax credit is ending this spring. However, both of those are good reasons to buy a home right away.

The number one reason to buy a home NOW is found in the following quote from last week--

"April 1 will be the first day that the Federal Reserve will end its debt purchase program and allow the struggling U.S. mortgage market to operate unassisted. As a result, the Fed believes mortgage rates will rise about three-quarters of a percent to about 6 percent," Boston Fed President Eric Rosengren said recently.

Here is the projected economic impact if you a buy a home in April or later according to the Fed-
· If you buy a $200,000 home with a FHA loan and put 3.50% down your monthly payment just increased by $93 a month or $1,120 a year! That's equal to eating out 4 times a month at Chili's and their 3 Courses for $20 Menu.

· Your monthly payment increase is 8.6%, this is equal to every home seller in the country raising their prices by 8.6%. Yuck!

· Finally, if your debt-to-income ratios are really tight your pre-approval for a home price of $200k, just got decreased to $182,800.

· Or if your pre-approval is good for a price of $175k, it just got decreased to $159,950.

· Or if your pre-approval is good for a price of $150k, it just got decreased to $137,100.

So, how do you avoid this from happening to you? First, you could hope or pray that the Fed will extend their purchases of mortgage bonds. Second, you could buy a home BEFORE the Fed's purchase plan expires on March 31st.

It's your choice. You have been warned.
