Is your Wellington Home for Rent sitting empty?  If so you are most likely losing a lot of money.  It is extremely important for Wellington landlords to look at the BIG PICTURE and price their home right when listing their home for rent.

Time is Money when renting your Wellington homeIf your monthly expenses on your Wellington home for rent are $2,000 a month, is it really worth trying to get a $100 more a month in rent?

$100 more a month will net you $1,200 more a year, BUT every month your home sits empty it's costing you $2,000.  

So let me ask the question again is it really worth trying to get a $100 more a month in rent?

If you are still not convinced that time is money when renting your Wellington home let's take a closer look at the numbers.

SUBJECT PROPERTY:
Market Value $2,200 a month
Monthly Expenses $2,000 a month

OVER PRICING OUTCOME:
List Price: $2,300 a month
Vacancy 3 months (which an over priced home is not guaranteed to ever rent)

$27,600 RENTAL INCOME ($2,300 x 12)
- $24,000 Annual Rental Expenses ($2,000 x 12)
- $6,000 Three months of Vacancy ($2000 x 3)
= -$2,400 LOSS

PRICED RIGHT OUTCOME:
List Price: $2,200 a month
Vacancy 1 month (It may take a few weeks to find a qualified tenant and if the home is located in a HOA it may take a more few weeks for the tenant to get approved)

$26,400 RENTAL INCOME $2,200 x 12)
- $24,000 Annual Rental Expenses ($2,000 x 12)
- $2,000 One Month of Vacancy ($2,000 x 1)
= + $400 GAIN

FINAL OUTCOME:
While it may be very appealing to try and get $100 or more a month for your Wellington home it may actually cost you more!

How much can Cash Buyers Negotiate Off the List Price on a Wellington Home?

There are many benefits to paying cash for a Wellington FL home, primarily you will not have a mortgage contingeny when writing an offer, but will removing this contingency give you leverage when negotiating the purchase price on a Wellington home?

Wellington Cash Home BuyersThe amount of money a cash buyer will be able to negotiate off the list price of a Wellington home will vary.  Some cash buyers will pay more then list price, some will pay list price and others will pay below list price.

I know a lot of cash buyers are under the impression they will be able to negotiate 10%, 20% or more off a Wellington home because they are paying cash, but unfortunately that is not the case.  

Last month, January 2012, 56% of Wellington home buyers paid cash for their new home and the median list to sales price ratio for these buyers was 96.7%, meaning on a $500,000 home cash buyers paid $483,500.

So if you are a cash buyer looking to purchase a home in Wellington Florida you may be able to negotiate off the list price, but based on statistics it is unlikely you will be able to negotiate 10% or more off the list price of the home because you are paying cash.

Buying a Wellington Short Sale can be a very daunting and confusing process, especially if you are not working with an experienced Wellington Short Sale Agent who can guide you through the process.  This is the second in a series of post, which will serve to educate Wellington home buyers about the often misunderstood process called a short sale:

Besides knowing what a Wellington Short Sale is it is also important for a buyer to understand who they will be negotiating with when they submit an offer on a Wellington short sale.  

The Residential Contract for Sale and Purchase is between the buyer and seller, who is still the owner of record, NOT the short sale bank.  While the short sale bank ultimately needs to approve the short sale in order for the home to be sold, they are not a party to the actual contract.

So when a buyer submits an offer on a Wellington short sale they will be negotiating with the seller, who can accept, counter or reject any offers they receive.  Once the short sale seller comes to terms with ONE buyer they will then submit the executed contract to their lender(s) for final approval.
