I recently posted my Wellington Florida Market Report for March 2012, which shares a complete overview of what's going on in Wellington Florida, including buyer financing profiles, types of home sales and a market absorption analysis.
Most readers are surprised to read that 55% of Wellington home buyers paid CASH for their home in March and the previous two months cash buyers accounted for 54% and 56% of the home buyers in Wellington. Price ranges for cash buyers start at $34,000 up to $6.1 million.
After reading Larry Brewer's comment on my post, where he states Wellington has to have one of the highest percentages of cash buyers in the COUNTRY, I started to wonder what's going on in other parts of the country. Does Wellington really have one of the highest percentages of cash buyers in the country?
What percentage of buyers in your market are paying cash for their home?

Yesterday my son, Chase, participated in his first adventure race, the Superhero Scamble in Miami. It had 4 miles of wicked terrain and over 25 obstacles on top of the traditional running. This was Chase's first adventure race since he became "of age," which is 13 and I am sooooo proud of him.

The final standings: For overall men Chase finished 468 out of 1,315 and overall (boys, girls, men and women) he finished 716 out of 2,508. Although I'm not too surpised he did so well because he's been training for months, including every morning at 7:00am over spring break.

The weather has been absolutely gorgeous in Wellington Florida, 70+ degrees, which is exactly why I live here. However over the past week the temperature has finally started to drop into the 40's & 50's during the evening, so yesterday I pulled out my space heater. I know the Northerner's will probably say that's t-shirt weather, but my comfort zone is between 78 to 82 degrees and apparently that's my pugs comfort zone too.
Last week I was told by a complete stranger that the real estate market is in shambles because agents like myself aren't ambitious enough to "strike a deal." You see this gentleman wanted me to meet him at a vacant rental property without verifying who he was. When I politely declined he became enraged and went on a rant about how agents like myself who aren't willing to jump in their car are to blame for the decline in the real estate market.
It's not the first time I've heard that real estate agents are at fault for the current state of the real estate market, but it is the first time I've been told it's because agents will not jump in their cars to meet strangers. While I feel this gentleman's theory is a tad flawed the precautions I take to stay safe are not. I've written about not meeting strangers at property before and I will continue to put my safety first.
Will I lose business because of it? Absolutely
Will I come home to my family safe and sound from showing property? Absolutely, and that means more to me than a paycheck ever will.
I often wonder if these people who expect us to meet them at a property without verifying their identity would let their mother, wife, sister, daughter or grand daughter meet a strange man at a vacant home? According to an online article at ABC News roughly 75 agents have died each year from 2003 to 2009 due to violence and I don't plan on being part of that statistic.

I hope everyone had a wonderful Thanksgiving! Thanksgiving is one of my favorite holidays and I love spending it with family and friends, which is exactly what I did this year. Now onto my other favorite holiday, which my boys can't wait for.... Christmas.

Friday I
receive a direct e-mail from a tenant questioning the list price of my new
rental listing in Smithbrooke because
they saw it on another website for less.
Since it's my rental listing
and we've never had a price reduction on the property there is no way
it should be listed elsewhere for less.
I
ask the tenant where they saw the property listed for less and her
response TRULIA.
The listing is $1,100
a month and
this scammer took my content (description and pictures), then posted it
on Trulia for $750 a
month. I
know this happens on craigslist all the time, but I had no clue it was
happening on Trulia too.
Below
is the response I received from the scammer when I inquired about MY
listing:

Thanks for the interest in my House,my house is still available for

33467 ###, quite and safe I only need someone that can take good care

tried to look for management before i left but couldn't get any in

UPDATE: I just received an e-mail from Trulia, they have removed the posting and recommend reporting it to the FBI @ http://www.ic3.gov/complaint/default.aspx
