It's February why are you holiday decorations still up?

Wellington FL Holiday DecorationsOver the past month I've seen so many pictures in the MLS of homes with holidays decorations still up and I'm not talking about hearts and cupids. I'm talking about Christmas trees, stockings, lights and garland.

Now I don't expect everyones decorations to disappear on January 1st, but we are now in the middle of February and I'm still seeing these types of pictures in the MLS. Nothing says "old listing" like the ones with these types of holiday decorations in them.

If you are a seller and your home still has holiday decorations up take them down or if you're thinking about selling make sure these items are packed away and if you are a listing agent take the hour or two out of your day to retake pictures of your listings without all of the holiday stuff.

buying a home in wellington floridaDo people really wake up one morning while on vacation or visiting relatives in another state say to themselves "today is the day I'm going to buy a house in South Florida?"

If I had to make an educated guess my answer would be NO. 

In my experience buyers who are thinking about relocating prepare ahead of time and do their homework prior to stepping foot on an airplane or packing up the car for a long haul. 

They do NOT wake up Saturday morning and contact multiple agents trying to gain access to a specific home or neighborhood with Saturday being their only available day since they're flying out on Sunday.

Out of state buyers come prepared, they have their pre-approval letter in hand or proof of funds, Realtor hired and know what properties they are going to be touring.

If you're thinking about a move make sure to prepare in advance.  How many people do you know who bought a house on a whim?

A personal letter sealed the deal AGAIN

letter writingLetter writing isn't a thing of the past when I'm working with prospective tenants.

I've always been a firm believer in writing a personal letter introducing yourself to a prospective landlord when submitting a lease offer. 

In todays economy so many prospective tenants don't look good a paper, but in my experience theres always a reason why; divorce, death, job lose, medical bills, etc. 

I have found that writing a letter explaining your circumstances almost always supersedes a bad credit report or a questionable rental application.

A few weeks ago another one of my clients signed a lease all because of the personal letter we submitted with their lease offer. The listing agent/owner was reluctant after reviewing their rental application and credit, but after reading my clients "sincere letter" their offer was accepted.

Letter writing may seem like a thing of the past, but if you are looking for a rental I highly recommend submitting a personal letter along with your lease offer regardless if your credit is 800 or 400.

What's considered a successful Open House?

wellingtonI recently caught an episode of Designed to Sell, another HGTV real estate show and at the end of the episode the seller's give an up date.  In this case the seller's stated they have had several "successful open houses, but no offers."

The line "succesful open house" got me wondering what sellers and agents consider successful.

What do you consider to be a successful open house?
