Today I received a call from a person wanting to find out what has recently sold in a neighborhood that I specialize in.
As we started talking the caller told me she just made an offer on a home in this neighborhood and wanted to make sure she was getting a "good deal." I immediately thought this person was buying a "For Sale By Owner" and didn't have access to sales information, but that wasn't the case she did have a Realtor.
Since this wasn't my client nor was she going to become one I told her that she need to contact her Realtor for this information. The caller told me her Realtor couldn't find any comparables and since I specialize in the neighborhood she figured she would call me for the information. I knew there were plenty of comparables in the neighborhood and I'm not sure why her agent couldn't find them.
Is her agent familiar with the area?
Does her agent have access to the MLS?
Did her agent even look for comparables?
There is more to selling a house than just opening the door. Make sure to work with a Real Estate Agent who specializes in the area that you want to purchase in.
