A few tips on How to Save Money when buying your Wellington Florida Home

"Save money by not hiring a home inspector".... this is something you will never hear me say.  Buyers are often tempted to skip having a home inspection prior to purchasing their new home in order to save the $250-$500 an inspection cost. In the long run you may end spending a great deal more to fix a problem you were unaware even existed.

A home inspector will educate you about the condition of your future home and help you distinguish a minor repair from a major one.  In my opinion and experience there is no such thing as a "perfect" home.  An experienced inspector will find minor problems like a toilet needing to be caulked and the major problems like a wall of mold.  

A few years ago I found what appeared to be the perfect home for my clients, everything they wanted.  These buyer's opted to have a home inspection and as the day was coming to an end the inspector commented the house looked great so far.  Then it happened, the inspector had to move the sofa in order to gain access to a window and what he found next was unexpected, an entire wall of mold that was completely obscured by the sofa.

  • Would the seller have painted over the mold?  
  • Would the seller have replaced the drywall?  
  • Would the seller have fixed the cause of the mold?
  • Would the seller have the mold professionally remediated?

Thankfully the buyer's hired a professional and qualified inspector who educated them on the condition of their future home and the decision was left up to them.  These particular buyer's decided to use their "as-is" right and cancel the contract.  In their mind they didn't lose $300 paying for a home inspection they saved thousands of dollars in future repairs and possible mold issues.

Even if a home looks perfect it should still be inspected, this includes newly constructed homes too.  I don't recommend bargain shopping for a home inspector, make sure they are qualified, insured and licensed.
