Smoke Smells and Does Not Sell!

A lot of Wellington home sellers go through great lengths preparing their home for sale, but often times focus so much on the visual appearance they forget about the smell.  While there are probably hundreds of smells that will turn off a home buyer in my professional opinion as a Wellington FL REALTOR the two most common ones are cigarette smoke and the smell of a pet.

Several months ago buyer clients of mine saw a beautiful home that was upgraded from top to bottom, but upon entering the home they could not get past the over powering smell of cigarette smoke and crossed it off their list.  

Wellington FL Home SellersFast forward 3 months later, with the lack of home inventory, my clients decided to take another look at the home, but this time TRY to look smell past the cigarette smoke and focus on the upgraded kitchen, wood floors, crown moulding and several other upgrades most home buyers would love.

Well we were pleasantly surprised the second time around because the smell of cigarette smoke was almost untraceable.  The sellers obviously took measures to remove the smell of the cigarette smoke and their efforts paid off because this time my clients focused on how beautiful the home really was and WANTED IT.  Within 48 hours we had an executed contract and I strongly feel if the sellers took measures to remove the smell of cigarette smoke prior to putting their home on the market it probably would have sold right away.  Instead it sat on the market and became a stale listing.


If you are thinking about selling your Wellington home make sure it not only passes a buyers visual test, but also their smell test.

It is very common to see a Wellington FL short sale have a DOM (Days On Market) well over 100 days, 200 days, even 300 days.  So why are these Wellington short sales still for sale?

Here are a few possible reasons:

  • Questions when Buying a Wellington FL Short Sale HomeThe home is no longer for sale, but still appears "Active" in the MLS
  • The home is over priced
  • The seller is not allowing showings or making it difficult
  • The tenant is not allowing showings or making it difficult
  • There is no lockbox for easy entry
  • There is one photo
  • The are several BAD photos (some short sale listing agents try to "trick" the exterior BPO agent, so they purposely make the pictures look horrible in turn losing possible interest from buyers)
  • The home was previously under contract and if it was placed "contingent" in the MLS the DOM kept adding up (the DOM clock only stops when a property is placed "Pending" in the MLS)

These are just a few possible reasons why a Wellington short sale may have a high DOM.

What's worse than an Unrealistic Seller?

I think it is common for a lot seller's to think their home is worth more than their neighbor's
house that sold down the block a few months back and therefore want to ask X amount more.

wellington florida homes for saleThey have granite and their neighbor didn't, so they add $5,000 more to their asking price.

They have crown molding and their neighbor didn't, so they add another $5,000.

Their home backs to a hedge, which they call a preserve, so they add another $10,000 on.

The days of getting $20,000 for these items are LONG GONE and as a professional REALTOR I don't expect sellers to understand this, it's one of the many reasons why they hire us.

So what's worse than an Unrealistic Seller?  In my opinion it's an Unrealistic Listing Agent

Having an unrealistic seller can be a big hurdle, but when there is an educated listing agent involved in the negotiation process an offer can turn into an executed contract.

However when the listing agent doesn't understand the current real estate market it becomes 2 against 2, which usually ends up in a stalemate.


Sellers need to make sure they pick an agent who's educated about the current real estate market, NOT the one who is going to tell them what they want to hear, like a high asking price not supported by the comparables.  In today's real estate market buyers are NOT going to over pay for a home and if they need financing their lender is going to make sure they are not over paying by having an appraisal done. Now a cash buyer who doesn't need an appraisal may come along, but in my experience cash buyers want a "deal" and are not going to over pay either.

selling homes in wellington floridaI was recently contacted by a seller who was thinking about hiring a new listing agent since his eight month listing agreement was expiring.  

As this seller described his home two things stood out to me;  One he smoked in it and two he had personalized wallpaper and decorative painting throughout.

Without even seeing the home I knew that these two items alone are enough to turn most buyer's off, but his listing agent didn't address either issue when they took the listing.  Instead they said "let's wait for feedback from buyer's and their agent before we make any changes."

What?  I can't recall the last time I had a buyer looking for a smoke smelling house with personalized wall paint and paper throughout.

In my opinion these are two issues most buyer's cannot look past unless the house is priced accordingly, which this particular house was not.
 
If your agent can't point out changes that need to be made in order to make your home more appealing to buyer's you need to consider hiring a new listing agent.  Waiting for agent feedback is wasting valuable time and costing you possible buyer's.
