Let's wait for feedback?

selling homes in wellington floridaI was recently contacted by a seller who was thinking about hiring a new listing agent since his eight month listing agreement was expiring.  

As this seller described his home two things stood out to me;  One he smoked in it and two he had personalized wallpaper and decorative painting throughout.

Without even seeing the home I knew that these two items alone are enough to turn most buyer's off, but his listing agent didn't address either issue when they took the listing.  Instead they said "let's wait for feedback from buyer's and their agent before we make any changes."

What?  I can't recall the last time I had a buyer looking for a smoke smelling house with personalized wall paint and paper throughout.

In my opinion these are two issues most buyer's cannot look past unless the house is priced accordingly, which this particular house was not.
 
If your agent can't point out changes that need to be made in order to make your home more appealing to buyer's you need to consider hiring a new listing agent.  Waiting for agent feedback is wasting valuable time and costing you possible buyer's.
