Are you searching for a Wellington FL Condo or Apartment? I receive calls on a weekly basis from prospective tenants who are looking to rent a Wellington FL condo and/or apartment. Most of these prospective tenants are unaware of the differences between renting a condo vs. an apartment, so I put together a short list of the most common differences along with a few similarities.

  • Condos are privately owned units
  • Prospective tenants will submit a written offer to the landlord
  • Rental amount and terms may be negotiated
  • The owner will accept, deny or counter your lease offer and if accepted will have a lease drawn up
  • Most landlords require 1st months rent, plus a security deposit, which usually equals one month's rent
  • Some landlords will require additional rents or a higher security deposit upfront
  • Tenant approval may be required, the application process could take 3-30 days for approval, require an interview and charge a fee for this process
  • Your neighbors may consist of owner's or other tenant's
  • The landlord will manage the property or hire a property manager to do so
  • Most condo communities have an association and you must abide by their rules
  • Most condo communities have pet restrictions and the landlord may require a pet deposit
  • Condo Community may have amenities such as a swimming pool, fitness center, clubhouse and more
  • Condo Communities and Apartment Complexes may look similar in appearance

Wellington FL Apartments for Rent:

  • The entire complex will have one set of owners
  • Apartments have set rental amounts for each unit
  • Apartments may offer "move-in" specials or discounted rents for certain units
  • Apartments usually require 1st month's rent, a redecoration fee and security deposit based on your credit, but each community will have a different set of fees
  • Tenant Approval usually takes 1-10 days and there may be a non-fundable application fee
  • Apartments will only consist of tenants
  • Property mangers are typically on-site at set times
  • Apartments have rules that tenants must abide by
  • Apartments have pet restrictions and may require a pet deposit
  • Apartment Complex may have amenities such as a swimming pool, fitness center, clubhouse and more
  • Condo Communities and Apartment Complexes may look similar in appearance
