I just listed a great second floor 2 bedroom, 2 bathroom condo that has a fantastic view of the canal in Sheffield Woods for $60,000.  If you are not familiar with this popular condo community, it's located in the heart of Wellington right off Wellington Trace between Big Blue Trace and Forest Hill Blvd.

In my experience this is the type of property investors love purchasing because it has the potential to bring money in almost immedatiely after closing.  Two bedroom condos in Sheffield Woods typically rent for $850-$1,100 a month, so my question to Wellington Renters is why spend money renting a condo in Sheffield Woods when you could possibly own one?

Let's run through the figures......

Purchase Price: $60,000
$215 a month for Principal & Interest*
$210 a month Condo Fees (Exterior Building Insurance, Exterior & Interior Pest Control, Basic Cable, Common Ground Maintenance, Access to the Amenities)
$129 a month Property Taxes*
Total monthly payment $554

Now you will obviously have the expense that comes with purchasing a property, down payment and closings costs, but if you can afford to buy what's stopping you?

Should you Justify your Low Rental Offer?

The rental market in Wellington is HOT, HOT, HOT.  The median list to rental price is currently 100%, meaning landlords asking $2,000 a month are getting $2,000 a month.*  However even with those statistics there are still a few tenants who will try to negotiate the rental price with a Wellington landlord and if the tenant has a lot to offer they may be successful, but is it wise to justify the low rental offer?

Wellington FL Rental market is on fireIn my opinion the only way to "justify" a lower rental offer is by pointing out the properties flaws; home backs to a road, needs paint, needs carpet.  While this might be an investment property for the landlord and not their personal home, pointing out these negatives might still offend them.  

Offending the Wellington landlord is NEVER the way to start negotiations.  Instead of trying to "justify" the low rental offer I recommend focusing on the positives, a tenants strengths, why should the landlord pick you?  Does the tenant have excellent credit, good rental history, stable job and income?

Focusing on the positives is always better than focusing on the negatives and it might work.

Is your Agent Preparing Your Rental Offer Properly?

When listing a home for rent in Wellington FL the landlord and I will discuss what type of documentation they will want from a prospective tenant besides the offer itself.  These items often include a Rental Application, Proof of Income, Copy of Drivers License, Credit Report and/or Background Check.

Wellington FL Homes for RentOnce the Wellington landlord decides what documents they want from the prospective tenant I'll enter it into the MLS under broker remarks, by doing so rental agents will know exactly what to submit with their clients offer.  However it is still common for me to receive a rental offer without any of the required documents.

When this occurs I often wonder if it's the Wellington rental agent not telling their client what's needed or if it's the tenant who isn't prepared?

Several weeks ago an agent submitted an offer on one of my rental listings, but the offer didn't include any of the required documents.  I contacted the agent right away and let them know what other documentation the landlord required in order to make a decision.  A few days later the agent sent some of the missing information, but not all of it.  So I contacted the agent once again and let them know what was still missing.  A few days went by with no response, then finally the agent sent me an e-mail stating their client was fed up with all of the requests and was no longer interested in the property.

Fed up?  I didn't completely understand how a prospective tenant could be fed up with the rental process when it's the norm, ALL landlords will require documents besides the offer itself.

Well, a few weeks later I found out exactly why the prospective tenant became "fed up."   After they read my post
What Documentation will a Wellington Landlord want to see?  the tenant sent me an e-mail stating my post was VERY informative and they had no clue landlords required additional information besides the offer, their agent never told them.

In my opinion this entire situation could have been avoided if the tenants were educated about the rental process.

Should a Landlord rely on a Tenant to Pay their Bills?

As a Wellington Rental Agent I never recommend a landlord rely on the tenant to pay their bills especially if the bill is in the landlords name;  mortgage, HOA dues, property taxes or even items that need regular maintenance like the pool or lawn.  

Wellington Landlord pays billsWhy?  Because if the tenant doesn't pay the landlords mortgage, HOA dues or property taxes THE LANDLORD will be the one held liable.  If the tenant decides to forgo maintaining the pool or lawn because they want to save money THE LANDLORD is the one who may end up with a lien on their property, not the tenant.

While a Wellington landlord can take action against the tenant for failure to perform it will not erase the damage that was already done.

In my opinion a Wellington Landlord can avoid a possible headache by paying the bills and not relying on the tenant.
