Michelle, that looks and sounds like a very nice townhouse for only $1,100/mo.  But it would be a long commute for me.  Good luck with it.  I'm curious, what is the approximate market value of a townhome like that one.

Thanks Michelle.  That's a low 'gross rent multiplier' which means a high ratio between income and value.  Probably a lot of sales are to investors is my guess?  I know nothing about Wellington or Florida RE.  I've never been to Florida, although I've been to about 24 other states, including HI.  Do you ever lose tenants to the alligators?  Only if they don't pay the rent when it's due?
